Whether landlord can get eviction decree on ground of bonafide need if there is non user of tenanted premises?

Dr. Bhal­Chandra Balwant Marathe and ors. Vs.
Narayan Vaman Sumant [1986(1) RCI 302 (Bom.)],
wherein the Hon'ble Bombay High Court observed that,
premises in occupation of the tenant almost in a state of

non ­user by him. No hardship will cause to tenant. Even a
minor requirement of the landlord will be sufficient to give
landlord decree for eviction sought by him.
